It is possible for American, Canadians and foreigners to finance property in Mexico.
Seller financing for real estate properties in Mexico has been available to foreign buyers since 2006 through a structure known as Guarantee Trust (fideicomido en garantía).
Under this arrangement, the property is held as collateral within the trust until the financing has been fully repaid.
The Terms and Conditions-such as the interest rate and loan term-are determined at the discretion of each seller and are established through a mutually agreed purchase offer. In most cases, there are not penalties for early payments or early payoff of the financing.
In the majority of transactions, the typical down payment requested by sellers ranges between 40% and 50% of the total purchase price, although this remains subject to negotiation and mutual agreement between the parties.
